SUAREZ: "You have to reckon is part of the reason why that is happening is because demand is at an all-time high. People want to come to Miami. When you create, an ecosystem that is attractive to people as opposed to what’s happened in New York we have a second home tax or you have you know a mayor and a congresswoman at one point he said no to Amazon after they won the prize and was openly hostile to businesses. York would have an impact. So it Miami is slightly higher cost of living corn to a study than New York. But the study does not tell you is how incomes are increasing we have the highest wage growth in America and the gold coast airily broadly defined as a Palm Beach through Miami we have much much lower tax rate including no state income tax than the state of New York and the city of New York. So when you combine all of that it’s much less expensive to live in our ecosystem then it is in New York we are attracting people in their repelling people."
